Thinking of buying a new home? Here’s a novel concept…We’ll actually pay YOU part of our buyer broker commission back at closing! That’s right! We pay you a Buyer Rebate for the privilege of helping you buy your dream home. The Buyer Rebate is a credit of 1/2% (half a percent) of the commission toward closing costs, paid when the home closes escrow. This rebate is only available on homes where a 3% buyer broker commission is paid (typically, short sales and bank owned homes have an already reduced commission). Ask Shannon for more details.
Because of the homebuyer real estate tools and the breadth of information found on Shannon's website, buyers can participate in the process of finding homes for sale that they are interested in. If you as the home buyer do some of the work, shouldn’t you share in some of the the mls buyer broker commission? Instead of spending money on brick and mortar buildings that no one visits, we provide our real estate clients online and home search tools, and keep our overhead low so we can pass the savings along to you in the form of a buyer rebate. Because of this, on average the homebuyer clients who purchased a home with The Cascade Team Real Estate in 2012 received a homebuyer rebate at closing of ….
Your Total Savings With The Cascade Team: $17,954
We Call it SOS…Simply Outstanding Service - Not Outrageous Commissions!
Your buyer rebate appears on your HUD-1 statement at escrow and can be applied to closing costs, rate buy down or prepaid items. Lenders do not allow you to apply this towards your down payment because the money is not seasoned in your personal account. However, in most cases this reduces the amount of money home buyers have to bring to closing, so it’s just like putting cash in your pocket. In addition, this buyer rebate is tax free.
If you have a home to sell, you can save even more money by working with us. Rather than paying the standard 3% MLS listing commission on the home price to a traditional brokerage, our full service real estate listing service representation is only 1% of the home selling price. We still recommend that you offer the traditional 3% to the home buyer agent; but that still results in a savings of 2% on the sale of your home. On a $500,000 home, that would be a $10,000 savings.
*The Buyer Rebate is paid only on real estate purchases where the buyers agent commission (SOC--selling office commission) is 3%.
